Combination Boilers
Combination boilers are by far the best selling boiler type in Britain for houses with gas central heating. They've proven themselves reliable, sturdy and tough. Some combi's will even fit neatly into an average-sized cupboard! If this is not possible, a cupboard could be built around the boiler after installation.
They are also comparatively economical to run, and are capable of producing an almost endless supply of hot water.

Conventional Boilers
A conventional system has two water tanks in the loft, a large cold water storage tank and small feed and expansion tank.
A real benefit of this system is that showers, taps and running baths can be drawn in any room at the same time without disruption.
If the cylinder does run out of hot water, it will have a pretty fast recovery rate of only about 25 to 30 minutes - with a new boiler and cylinder.
Boiler Servicing and Repairs
Boiler Servicing
BJ Plumbing Services undertake repair and servicing of most domestic makes and models of gas boilers and appliances.
It's important that all boilers should be regularly serviced - we recommend at least once a year. Where there is a new appliance with a 2 year warranty - such as a Vaillant boiler - the service must be carried out by a CORGI registered engineer in order to validate the second year of the guarantee.
Regular servicing helps to keep your boiler working efficiently, safely and will help prolong its life overall.
Our boiler servicing includes:
A visual examination of the appliance and its flue to confirm that it is suitably located and installed correctly and in accordance will all relevant regulations.
An examination and cleaning of combustion chamber, fan, heat exchanger burner etc.
An examination and testing of appliance, flue, all safety devices, components and controls.
A check and adjustment of burner pressure and gas rates.
A confirmation that the appliance is capable of safe operation.
Boiler Repairs
Any appliance that appears to be leaking, or in any way faulty should be repaired immediately. We're able to repair most major makes and models of natural gas domestic central heating boilers, space heaters, fires and water heaters. We don't repair gas cookers or commercial equipment, though.

The Gas Safety (Installation and Use) Regulations 1998 specifically deal with the duties of landlords to ensure that gas appliances, fittings and flues provided for tenants' use are safe. In general, a landlord's gas safety duties apply to appliances and flues in 'relevant premises' - residential properties occupied for residential purposes under either a licence, a tenancy agreement for a set term, or a lease. Essentially any lease of less than seven years is covered.
Remember, safety checks are not only part of a legal requirements, they ensure that appliances are working correctly and guard against the dangers of carbon monoxide. Around 50 deaths in the UK every year and hundreds of serious injuries are caused by carbon monoxide poisoning due to faulty gas appliances and flues.
Landlords who have breached the gas safety laws and put lives at risk have faced tough sentencing in the courts. Their punishment sends a clear warning to anyone tempted to break the law and is undoubtedly helping crack down on illegal gas work.
BJ Plumbing Services offer a full inspection of all gas appliances and flues for rented properties. On completion of the inspection, a gas safety check record will be issued, which is valid for 12 months.
A basic landlords certificate costs as little as £1.25 per week. Servicing of gas appliances is additional. We can however negotiate a special rate for letting agencies for volume work.
Tenants
If you are a tenant under a license, a set term tenancy agreement or a lease of under seven years' duration, then your landlord must ensure that all gas appliances, fittings and flues provided for your use are safe. As a tenant, you have a right to:
Gas fittings (appliances, pipe work) and flues being maintained in a safe condition.
An annual safety check carried out on each gas appliance/flue by a CORGI-registered gas installer. Checks need to have taken place within one year of the start of the tenancy/lease date, unless the appliances have been installed for less than 12 months, in which case they should be checked within 12 months of their installation date.
A copy of the current safety check record issued to you within 28 days of the check being completed. In certain cases, such as holiday property, the record can be displayed.
A copy of the safety checks if you are about to move into rented accommodation.
